The Leos closed Sam & Jake's because they could not come to an agreement with the building's new owner—Worth-based Elevated Enterprises LLC—over a new lease for the storefront. The Leos' lease runs out May 31.

Opening Sam & Jake's or a similar ice cream shop wasn't in the cards for the Leos, largely due to the expense and the fact that the atmosphere of the Oak Park Avenue shop—with its 1927 tin ceiling and ideal downtown location during the summer—was part of the parlor's success, the owners said.
